About Me
My name is Tu Nguyen. I was born and raised in Sacramento, California. I live in Elk Grove County and have worked in construction throughout Sacramento, CA and surrounding areas for many years. I worked and live in the area for my entire life; I know the communities in and around Sacramento, CA fairly-well. Working in construction gave me an opportunity to visit many communities and exposed me to all types of Real Estate. The exposure built my interest in Real Estate and I have decided that is where my next journey will be. I started My 1003 Online with a simple goal in mind: to create a platform that makes it easy for people to apply and manage their mortgage. As a mortgage broker, I help people find mortgages. I also want to extend my services that will benefit my clients and make it easier to manage their mortgage. I want to be "your guy" when it comes mortgages. From purchases, refinancing, equity, questions, etc...

- WIDER SELECTION! There are all types of mortgages and every person needs are different. I have wider selections of options because I shop the market for lenders that compete for your business.
- SAVE MONEY! My goal is to provide clients with mortgages that will cost them the least throughout the life of the loan! Having the right Mortgage is where people save on the home purchase! My value is what I can benefit my clients. My fees are competitive and fair. It's negotiable and I will be honest, it won't be at the bottom bracket because my value is greater than my fees.
- FAST! As long as speed doesn't affect the quality, everything will be done as soon as possible. I understand time is important, so I always work with urgency not only for clients but for others that will be involve in the purchase of a home.

The Process...

Finding and Offering on a Home
- Find a Property: Work with a real estate agent to find a home that fits your needs and budget.
- Make an Offer: Once you've found a home, you'll make a formal offer to the seller, which includes the purchase price and other terms.
Applying and Underwriting
- Apply for the Loan: You'll submit a formal mortgage loan application to your chosen lender.
- Home Appraisal: A licensed appraiser will evaluate the property to determine its value, ensuring it's worth the loan amount.
- Underwriting and Loan Processing: The lender's underwriter reviews your financial information and the property appraisal to make a final decision on your loan.
Closing on the Property
- Closing Disclosure: You'll receive a Closing Disclosure detailing the final loan terms and closing costs.
- Final Approval: Once all conditions are met, the lender issues a "clear to close".
- Closing: You'll sign the final loan documents, and the loan will be funded.
- Take Ownership: The transaction is recorded, and you officially become the homeowner and receive the keys to your new property.
